Heartwood Property Management is a small, independent boutique firm based in Northeast Portland.

With a streamlined approach to lease-ups, Heartwood offers fewer fees than competitors while delivering a more flexible and personalized service.

ETHICS

Property Owners

Heartwood Property Management operates with the understanding that property management is fundamentally a relationship business—balancing the needs of owners, residents, and vendors. When these relationships are properly maintained, the management process is smooth; however, challenges can arise, and handling them with clarity and professionalism is essential.

Heartwood is intentionally structured as a single-operator company to ensure that each property receives the attention it deserves. To maintain this level of care, the company will be capped at 25 properties at all times. This allows for a focused, high-quality service tailored to each owner’s needs.

As a member of the Rental Housing Alliance Oregon, Heartwood stays current with industry standards and legal requirements by attending educational sessions and monitoring updates from the Rental Services Office. Modern property management extends beyond collecting rent—it requires a thoughtful approach to changing regulations and the realities tenants face. When challenges such as missed payments or lease violations occur, they will be handled in a manner that balances legal obligations with professional integrity.

Heartwood holds a fiduciary responsibility to property owners and will act in the owner’s best financial interest unless otherwise directed. While tenant relationships are valued and supported, the primary responsibility remains with the property owner.

Tenants

Most tenants leave a property for one of three reasons: poor management, neglected maintenance, or a life event such as relocation or a change in family circumstances. The goal at Heartwood Property Management is to ensure that the only reason a tenant leaves is due to a life event.

Heartwood is committed to responding promptly to maintenance requests and addressing habitability issues with care and professionalism. Creating a safe and respectful living environment is a priority. Tenants can expect clear communication and consistent follow-through on any concerns raised.

Tenants are asked to uphold their part of the lease agreement by paying rent on time, reporting maintenance issues, and following lease terms. In cases where an owner needs to reclaim a property for reasons such as sale, remodeling, or personal use, tenants will be treated fairly and compensated where required by law. Transparency and respect are central to the tenant relationship at Heartwood.

ABOUT NELSON

The Heart behind Heartwood

Born and raised in North East Portland, this city has always had a deep hold on my heart. You can generally find me riding my bike around town on my way to a showing, tinkering on a project in my driveway, or setting up shade structures in fields around the state.

I believe that the owner/tenant relationship can be symbiotic and should be predicated on stability: In maintenance, rent payments, and rent amount. When things become  unstable, you can rest easy knowing that I have the experience and maturity to handle them with grace and professionalism.
