Full Management
Leasing fee - 50% of 1 month’s rent
Ongoing - 10% of monthly rent
The Full Management service is designed for property owners seeking a hands-off approach. This comprehensive package includes handling all maintenance requests, rent collection, and tenant communication. It also covers one annual walkthrough, emergency calls, property accounting, leasing, lease renewals, and ongoing updates on relevant legal changes.
Lease Only
One-time fee - 1 month’s rent (min. $1800)
Optional non-legal consulting - $80/hr
The Lease Only service is ideal for owners who prefer to manage their property independently but need support with the leasing process. This service includes advertising the property, screening tenants, collecting the first month’s rent, and providing guidance on key aspects of property management, particularly those related to Portland’s rental laws.
